A 30-year FHA loan is published at a lower 3.750% interest rate with an APR of 4.946%. TD Bank quotes a shorter-term 15-year fixed loan at 3.313% with an APR of 3.424%.
The lowest advertised rate today at TD Bank is 1.937% for a 1/1 ARM with an APR of 2.863% to start. The more popular 5/1 ARM is quoted at 3.187% for the first five years with an APR of 3.043%. A 7/1 adjustable rate mortgage is quoted at 3.313% for the first seven years with an APR of 3.137% to start. Buyers can enjoy greater predictability with a 10/1 ARM at 3.563% for the first 10 years with an APR of 3.356% to start.

Homeowners can refinance into a 30-year FHA loan at 3.750% with an APR of 4.896%.
The best rate for a 5/1 refinance ARM is quoted at 3.187% for the first five years with an APR of 3.042% to start. A 7/1 ARM refinance is quoted at 3.313% with an APR of 3.137%.
